What does the application and leasing process look like?
Applying at Wadlen pond Apartmentis simple! Browse our available floorplans, select your preferred home, and click Apply Now to begin your online application. Once submitted, our leasing team will review your application and follow up within 24-48 hours.. Upon approval, you will sign your lease electronically and pay your move-in costs to secure your home.
How long does it take for an application to get approved?
Most applications are reviewed within 24-72 hours of submission. Our leasing team will contact you with a decision and any next steps.
What all do I need to apply?
To complete your application you will need:
- A valid government-issued photo ID
- Proof of income (see acceptable income sources below)
- Most recent 60 days of paystubs and bank statements (must be in PDF format and uploaded to SNAPPT)
- Application fee per applicant
What income is required to qualify?
Applicants must have a combined household income of at least 3 times the monthly rent. For example, for a $1,200 apartment, a minimum income of $3600 per month is required.
What is acceptable proof of income?
We accept:
- 2 Months of most recent pay stubs (required)
- Most recent 2025 tax returns (self-employed)
- Official offer letter on employer letterhead
- Bank statements from the last 2 months (required)
- Other: social security, Retirement, disability, student loans.
What happens if I'm approved for an apartment but my roommate is not?
If one applicant is approved and another is not, the approved applicant may qualify individually if they meet income requirements on their own. Please contact our leasing office to discuss your options.
What is the typical ceiling height of your apartments?
Our apartments feature 9-foot ceilings throughout.
Do you offer short-term leases?
Short-term leases of 3-9 months are available at a premium monthly rate. Contact our leasing office for current availability and pricing.
What lease terms are available?
We offer flexible lease terms ranging from 3 to 15 months. Current available terms include 3, 6, 9, 12, 13, 15 months. Contact our leasing office for pricing by term length.
What is the notice requirement to terminate my lease?
A written notice of at least 60 days is required prior to your move-out date. Please refer to your lease agreement for full details.
What is your move-in process?
On move-in day, meet our team at the front office to pick up keys, Complete in person paperwork, complete a home condition checklist, and review community guidelines. All move-in costs must be paid in full before keys are released. Return your inspection form within 72 hours.
What is your move-out process?
Before moving out, please schedule a walkthrough, return all keys and garage remotes, and ensure the home are in original condition. Deposit processed within 30 days per state law.
Do you require a security deposit? How is it determined?
Yes, a security deposit is required at Walden pond. Please contact the leasing office for more information on the deposit.
Is my security deposit fully refundable?
Your deposit is refundable, minus any deductions for damages beyond normal wear and tear, outstanding balances, or cleaning fees. Refunds are processed within 30 days of move-out per applicable state law.
Do you require renter's insurance?
All residents must maintain renter's insurance with a minimum liability coverage of $100,000. Proof of coverage must be provided prior to or at move-in.
What tour options are there?
We offer:

- Self-Guided Tour: Explore at your own pace during leasing hours. (sometimes - depends on staffing availability and capability at the time of request)

What times are available for tours?
Tours are available during leasing office hours:
- Monday - Friday 10 AM - 5PM
- Saturday: 10 AM - 4PM
- Sunday: Closed

What size apartments do you offer?
Walden offers 1, 2, 3-bed Apartments ranging from approximately 893 SQ FT to 1394 SQ FT sq ft. DETACHED garages available for rent. Visit our floorplans page to explore all layouts.
What's the difference between your floorplan options?
Renovated units are all hardwood floor, gratinate counter tops and black handwear, upgraded is carpet, wire coiled stoves, and silver hard wear.
Will I be able to see the actual apartment that I will be renting?
Absolutely -- we will do our best to show you your specific unit, if empty to be shown. Your unit will be freshly cleaned and move-in ready.
Which floorplans have the best natural light?

What condition will my apartment be in at move-in?
Every home is professionally cleaned and inspected before move-in. Appliances and fixtures will be in new or like-new condition. Please complete your move-in inspection within 72 hours.
Can I request a specific floor or location?
Absolutely! We will note your preferences -- Our team will do their best to match you.
How long will the apartment I want be available?
Availability changes quickly! We recommend submitting your application as soon as possible. We can hold an apartment for up to 2 weeks.
What happens if my preferred apartment becomes unavailable?
Our leasing team will present you with comparable alternatives matching your preferences.
What is the lease renewal process?
We will notify you approximately 90-120 days before your lease expiration with renewal options. To renew, sign your renewal agreement online
How do I pay rent?
Rent can be paid securely through our Resident Portal online using debit, credit, or ACH bank transfer. OPTIONAL: Payments may also be made through MoneyGram
When is rent considered late?
Rent is due on the 1st of each month. A late fee will be applied if rent is not received by the 4th.
What other fees am I responsible for?
In addition to monthly rent, residents are responsible for utilities (billed based on usage), Smart Bundle (includes valet trash service, trash compactor, and pest control), pet rent per month per pet, utility Service fee, nonrefundable pet fees.
Can I break my lease? If so, what are the stipulations?
Early termination is possible with 60 days written notice. An early termination fee of 1months' rent will apply. Please review your lease or contact our office.
When/How should I set up my utilities?
We recommend setting up utilities 1 week before move-in:
- Electricity: Georgia Power
- Water/Sewer: COMMUNITY-BILLED
Who are the internet providers?
Your choice of internet provider.
Is Wi-Fi available in common areas?
Complimentary Wi-Fi is available in the clubhouse, fitness center, and pool area.
Who do I set up electricity with?
Electricity is provided by Georgia Power. Please contact within one week of your move-in date to set up your services.
Is maintenance offered?
Yes! Our professional maintenance team is available to assist. Standard maintenance Monday-Friday; emergency maintenance 24/7.
How do I submit a maintenance or service request?
Submit requests through resident portal at or call our leasing office.
How long is the average maintenance request?
Standard requests are typically completed within 1-2 business days. Complex repairs may take longer -- we will communicate any delays. Emergencies are prioritized.
Do you offer furnished or corporate apartments?
No. We do not offer furnished apartments, but our team can recommend local furniture rental services.
Do your apartments have in-home laundry?
No, Our apartments include washer/dryer connections.
What finishes and appliances come standard?
All homes at walden Pond include:
- Stainless steel refrigerator, range, dishwasher, microwave
- Granite - Wood-style plank flooring and carpet in living areas
Do apartments have patios/balconies?
It varies. Most apartments include a private patio, while some have enclosed sunrooms instead of a patio.
Can I have a grill on my patio/balcony?
Per fire safety regulations, open flame/charcoal grills are not permitted on patios or balconies. Community grilling stations are available at pavilion by lake.
Can I sublet my apartment or put it on Airbnb?
No. Subletting and short-term rental platforms such as Airbnb, VRBO, or similar services are not permitted per your lease agreement.
Can I paint my walls?
Yes. Walls must be returned to original at move-out, or a repainting fee will apply.
Can I have shelves, curtains, posters, etc.?
Yes! Standard hanging using nails or small anchors is permitted. Excessive damage beyond normal wear and tear may result in deductions from your security deposit.
What smart home features are available?
Residents are welcome to add compatible smart devices.
Are there USB outlets and modern electrical setups?
No, we do not at this time.
What happens if something breaks in my apartment?
Submit a maintenance request through resident portal as soon as possible. Our team will address it within 1-3 business days.
What amenities does your community offer?
Walden Pond has amenities that include:

What are the rules for the clubhouse amenities?
Amenity areas are for residents and approved guests only:
- No glass in pool areas
- Guests must be accompanied by a resident
- Clean up after pets in all outdoor areas
- Observe posted hours and quiet hours
Full community standards are in your lease and welcome packet.
What are the clubhouse hours?
The clubhouse is open:
- Monday- Friday from 10 AM to 6PM
- Saturday from 10 AM to 5 PM
- Fitness center hours: 24/7 with key fob access
Can I reserve the clubhouse for a private party/event? If so, is there a cost?

What are the pool hours?
The pool is open year-round from 9 AM to 10PM.

Yes! The pool is open year-round.
Do you have outdoor spaces or green areas?
Yes! Walden features landscaped courtyards, a dog park, picnic areas with grills, and a community green space available for all residents.
Do you have elevators?
No. As a community of apartments elevators are not applicable. If you have accessibility needs, please contact our leasing team.
What is the parking like?
Walden has an open parking lot which is first come, first serve.
What if I have 2 cars or a car and a motorcycle?
Parking lot accommodates 1 vehicle per household. Motorcycles ARE subject to vehicle count limits.
Does the community offer on-site recycling?
No, Walden Pond does not offer recycling at this time.
Where do I take my trash?
Trash is collected curbside on Sunday- Thursday. Bins should be placed outside of the front door by 6PM and returned to your unit by 9AM.
Where do my packages get delivered?
Are there additional storage options?
Yes garages are available for an additional monthly cost. Contact our team for more information.
Are there quiet hours?
Yes, quiet hours are from 10 PM - 8AM. We ask all residents to be respectful of neighbors.
When will I get access to amenities after move-in?
You will have full access to all amenities beginning on your move-in date.
Are pets allowed?
Yes! We welcome pets at Walden Pond. We allow up to 2 pets per home. Breed restrictions apply -- see our full pet policy.
What is your pet policy?
We welcome cats and dogs:
- Max pets: 2 per home
- One-time pet fee: per pet
- Monthly pet rent per pet

- Yard responsibility: Residents must maintain a clean yard, including prompt pet waste removal.
Can I bring guests to the pool and other amenity areas?
Yes! Each resident may bring up to 2 guests at a time. Residents are responsible for ensuring guests follow all community rules. Guests must be accompanied by a resident at all times.
How long can a guest stay with me?
Guests are welcome to stay for up to 6 consecutive days without prior approval. Extended stays require written approval. Long-term guests may need to apply as an additional occupant.
