The rental policy states income must equal three times the market rent, and accepted verification includes 60 days of current consecutive pay stubs with the two most recent bank/brokerage statements, prior year tax return with Schedule C for self-employment, and job offer letters dated within 30 days.

Before moving out, you will need to return all keys, mailbox keys, access devices, parking passes, and any other property-issued items to the leasing office. The apartment must be fully vacated, all personal belongings removed, all trash disposed of, and the home left clean and in good condition. A move-out inspection will be completed after possession is returned. Any unpaid balances, final charges, damages beyond normal wear and tear, or missing property-issued items may be applied to the account. Deposit/account processing will be completed within 30 days per state law.
Yes. All residents must maintain renter’s insurance with a minimum liability coverage of $100,000. Proof of coverage must be provided prior to or at move-in. Residents may obtain coverage through their preferred insurance provider and must upload their policy through Foxen at www.foxen.com.

Rent is due on the 1st of each month and is considered late on the 4th. If rent is not received by the 4th, a late fee equal to 10% of the monthly rent will be applied. Once the account is late, access to online payments through the resident portal may be temporarily restricted. During this time, online payments will not be accepted, and payment must be made through a local MoneyGram location. MoneyGram is a third-party payment service that allows residents to make approved rent payments in person at participating retail locations.
Yes, you may break your lease by completing a lease buy-out agreement with the office. To begin the process, a 60-day written notice is required. You will remain responsible for rent, utilities, and any other monthly charges through the full 60-day notice period.
The lease termination fee, equal to one month’s rent, will be billed with your final move-out statement. Your final statement may also include any unpaid balances, final utility charges, damages, cleaning charges, or other applicable move-out charges.
